The San Diego Superbowl Party

San Diego’s gonna party anyway.

That’s right, this weekend, even though we’ve been overlooked for hosting the Superbowl, we’re gonna take it in stride, and have our usual good time.

Now it’s been said that Qualcomm is not the stadium most likely to succeed in terms of hosting a Superbowl in the future. Apparently 2003, when we hosted Tampa’s Buccaneers and the Raiders, was a long time ago. And with newer stadiums around, the competition is stiff.

Hint.

But new stadium or not, we sure are a football loving town – and we love to party. So here is a list of places where the party will be happening, with huge tvs and burgers and great drinks – and of course, plenty of atmosphere.

In case the NFL hasn’t noticed, San Diego does know how to throw a party.

Now, for the next few years, I’ll grant you that Miami and Dallas, hosts of 2010 and 2011 Superbowls, are great party towns. But look at 2012. Indianapolis??? What have they got that we haven’t got?

A new stadium with a retractable roof.

Oh. Well, we don’t need a retractable roof. We’re in San Diego, remember?????

Here’s a fun fact from the Pew Research center today: Almost half of all Americans wish they lived somewhere else. And 40% of those who want to move would like to live in San Diego.

San Diego Celebrations

The local three day celebration of the Vietnamese New Year, Tet, was held this weekend in Balboa Park. Hosted by the Vietnamese American Youth Alliance, this weekends festivities were nothing short of spectacular – and loads of fun and great food. You can see a full recap of events here

Now this is one week after Chinese New Year. And one month after January first. And almost nine months before Jewish New Year starts in September.

That’s one great thing about living in a city like San Diego, with such diverse cultures. You get a do over on the New Year’s resolutions!

You also get to participate in just about any reason at all for a party. We’re a long way from New Orleans, but we have a Mardi Gras festival, this year on February 24, in the Gaslamp section. Oh, but wait, the weekend before that, we will be partying for Carnevale in Little Italy. And then in May, it’s the Zydeco Gator by the Bay Festival, where 8000 pounds of crawfish will be consumed…

San Diego is such a beautiful city, it is small wonder that we celebrate it every chance we get. Outdoor festivals are just one part of this great climate and beautiful scenery we enjoy, and it’s all part of the energy of our city. Art Festivals, Music Festivals, Food Festivals – seems like we live – and eat – outdoors.

It is truly a joy to live in a beautiful city like this.

The Fahrenheit: Temperature’s Rising in the Ballpark District

The Ballpark district, situated within San Diego’s East Village, is one of the newest up and coming areas in San Diego.  Catching a Padres game isn’t the only thing to do here – Restaurants and fabulous shopping are springing up throughout the area, and the DiamondView Tower features office space as well as alluring retail stores.  You can live, work, play, and catch a great ball game all in this one San Diego neighborhood!

So Many Homes, So Where are the Buyers…..

The MDS Dataquick reports continue to show an unprecedented gloomy outlook for San Diego’s housing market.  Although home sales in December 2008 were 34.7% higher than home sales in December 2007, a full 50.4% were foreclosed on during the past year.  The foreclosure figure for December 2007 was 30.3%.

Foreclosures are pressuring the market, resulting in a glut of homes available, and pressure on prices.  This is particularly apparent in the new homes sector, which includes condos.

With continued tightening of credit, the sluggish pace of sales is not expected to end soon.  It looks like there are going to be a lot of homes on the market for longer periods of time, until the inventory clears a bit.

However….

If you are looking to buy a home, and are well qualified with good credit, and solid income, there are opportunities for you in San Diego that did not exist previously.  Look at the positives - San Diego is a beautiful city in a prosperous area.  You live here, you work here.  Even if prices continue to drop, buying a home for the long term sure beats renting.  It is a buyers market right now, which give you a lot of leverage in negotiations and choices.

What type of condo you buy will depend if you are buying a home or an investment property.  If you are buying a home to keep for the long term, look for good buildings that are well maintained, and primarily owner occupied.  This tells you that there is stability, financial and otherwise, in the building’s community.
