Proposed County Building Water Park Soon you may expect much more. Two major projects are expected to bring greater wonders to make our fine harbor the envy of all. The County Administration Building is just north of the Broadway pier area. It’s a classic old municipal style building surrounded by some greenery and two large ugly parking lots. Now they envision more green, a water feature, underground parking and a dramatic new look while retaining the quaint old building. The County Waterfront Park plan I’ll pepper this blog with all the images that I can squeeze in, but feel free to follow up on links to the County plan. The other project, known as the North Embarcadero Visionary Plan, was rejected by the State authorities. Our Port District had plans for a major upgrade to the Broadway heart of the Embarcadero that have evolved over many years and overcome many impediments. Then the State said ‘no’. Is that going to stop the Port District? Not likely- they have remarkable stamina and continue to move forward with adjustments as necessary. They currently have the go-ahead for phase 1. Port District Visionary Plan Area One complication is the Navy administrative building just south of Broadway. An ugly complex that takes prime real estate and offers nothing to the residents and visitors to this area. Arrangements will be made to relocate this facility and free the land for public use. Patience will be necessary for the eager lover of the waterfront. The future of Broadway and Harbor Drive? The finished project as currently visualized is unquestionably grand and sweeping in scope. Not every detail is praised by all (some say the proposed public bathrooms are ugly, etc) but nothing is set in stone yet and we can be confident that the changes will be a great asset to our city. According to a report in the San Diego Daily Transcript, the inventory of new condominiums for sale in downtown San Diego is less than 100 units in luxury projects. Buyers waiting for the right time to purchase a new condo in one of San Diego’s downtown neighborhoods will have to act fast if they want to purchase directly from the builder. The next condo project won’t break ground for another year The last time a builder began construction on a new project was four years ago, and there is not another condo project scheduled to begin construction until next year. This delay in new condo construction has allowed the demand to build up, and signs point to healthy demand for resales of downtown condo units in the future. It will be several years until the next new condominium project downtown will be ready to accommodate new homeowners. Cortez Hill’s Aria building (1441 Ninth Avenue) now offers FHA and VA financing. This is a great opportunity for buyers, as Aria is currently the only Cortez Hill development built post-2000 that can extend these types of financing without the buyer applying for individual unit approval (i.e., “spot approvals”). FHA loans require a 3.5% down payment, while VA loans can fund to 100%. Aria still has a lot of very competitively priced 1-, 2-, and 3-bedroom view units available with all the amenities one would expect from a building of its caliber.

After a couple of construction, um, pauses, move in dates are just around the corner in May of this year. The waiting looks worth it (and believe me, I was skeptical of this project when it started). It hasn’t been just my interest that has been piqued. I am getting more calls on “the blue building’ than any other project new or old, including the uber-luxurious Bayside. And no, it is not blue, but it still has blue film on the recently installed windows giving it the appearance of being primarily blue.
